Make sure all interior and exterior light fixtures work.
Make sure the pool light is operational.
Check the flood lights for correct operation.
Replace broken switches and cover plates on electrical outlets.
Replace bulbs that have burned out or the inspector will note that the fixture does not operate correctly.
Tighten doorknobs and tighten or repair all handrails. Also check to be sure that all interior doors will latch to the strike plate.
Change or clean the air conditioner filter. It will be looked at during the inspections and be considered as part of the overall condition of the air conditioner.
Ensure that windows operate smoothly. Lubricate window operators. If some are stuck or painted shut, the impression will be that many windows cannot open.
Make sure your smoke detectors are all working.
Cut back any shrubs or tree limbs that are rubbing against the house.
Wash down walls with a solution of 50% water and 50% chlorine bleach to remove mold and mildew.
Clean any exposed wooden steps, planters, etc. that exhibit fungus or mold growth with 50% water/50% chlorine solution. This not only makes everything look better, it may also help avoid “termite” (wood destroying organism) inspection problems.
Caulk around sinks, backsplashes, etc as needed.
Replace broken windows or defective sliding glass door parts.
Check the sprinkler system for broken heads.
Lubricate the overhead garage door hinges and rollers.
