During the past five years the Naples and Marco Island area as experienced two major hurricanes (IRMA Sept. 2017 and IAN Sept. 2022) and a global pandemic (COVID-19 Jan 2020). Looking at the supply, demand, and pricing trends for the residential properties, we were surprised to see that interest rate changes have driven the highest market sales and pricing reactions. Yet over 50% of the sales were cash transactions during this timeframe. Diminishing supply or inventory did not appear to stall the sales growth. Sales trends were softening prior to both hurricanes arriving which is more about seasonality.
